Saudi Arabia revises its regulations for new Constructions

 

Construction standards for a variety of residential buildings have been revised by the Ministry of Rural Affairs and Housing in Saudi Arabia. Villas, residential buildings, commercial residential buildings and administrative residential buildings were all part of the collection. Several measures related to the ease of different forms of building work for the beneficiaries were included in the modified requirements. Increases in the percentage of built area in residential and villa buildings, as well as buildings serving commercial, administrative, and residential purposes, were among the measures taken to ensure the continued security of structures and prevent them from potential dangers. Additionally, it seeks to lessen the amount of setback, or the minimal amount of open space that must surround any construction, in residential villas.

– In addition to meeting public health and safety requirements, as outlined in the Saudi Building Code, the requirements also included increasing the heights of residential villas, side walls, and rooftops, increasing the construction ratios for all floors, including the upper annex, allowing residential villas to be built with setbacks on the ground floor on all sides and specifying and implementing materials in accordance with quality standards, reference manuals, and codes.

Regulations for new Constructions in Saudi Arabia :

– The total ground floor construction area, including ground annexes, must not surpass 75 percent of the land area in residential villas, according to the criteria. Including vertical circulation elements like staircases and elevators, the first floor building area cannot exceed 75 percent of the land area, and the upper annex building size cannot exceed 70 percent of the floor space below it. – A minimum distance of 1.5 meters is required between the upper annex of residential villas and the streets, squares, and fields in nearby areas. One parking place per 400 sq. m. of land area is required for all villas, whereas two parking spaces are required for villas above 400 sq. m.

– The ministry stated in a press release on Monday that these standards comply to the most effective methods worldwide and are designed to fulfill the goals of the final users. All future building permits would be subject to the revised standards as of the date of publication.

– Architectural, structural, electrical, mechanical, health, fire safety, material, and execution quality criteria are all part of the technical requirements, which also involve the organization of space.

– The revised standards are an element of the ministry’s larger initiative to streamline processes, standardize requirements for new building licenses, and bring them into compliance with the Saudi Building Code in an effort to enhance public health and safety and the built environment.
